Renters could find it harder to find property over the next year or two due to mortgage pressures on landlords, MPs have heard.<\/b><\/p>\n<\/div>\n

\n

Ray Boulger of mortgage broker John Charcol said there was a domino effect of difficulties for landlords that could have “serious implications” for rental property availability.<\/p>\n<\/div>\n

\n

He said the situation was particularly acute in London and the south-east of England.<\/p>\n<\/div>\n

\n

The Commons Treasury Committee hears from mortgage experts.<\/p>\n<\/div>\n

\n

The session is set to review the state of the market during and after the upheaval of the last few weeks, partly due to former Chancellor Kwasi Kwarteng’s mini-budget.<\/p>\n<\/div>\n

\n

The cost of new fixed-rate mortgages has risen sharply over the year, skyrocketing after the mini-budget as investors were put off by big tax-cut promises made with no details on how to pay.<\/p>\n<\/div>\n

\n

Mr Boulger said the buy-to-let sector was likely to experience more “stress” than other areas of the mortgage market.<\/p>\n<\/div>\n

\n

He said some landlords in some areas would find it difficult to secure a mortgage for more than 50% or 60% of the property’s value.<\/p>\n<\/div>\n

\n

That, along with tax changes that have prompted some landlords to consider selling, would reduce availability for renters, he said.<\/p>\n<\/div>\n

\n

About 40% of landlords have a mortgage on their rental properties.<\/p>\n<\/div>\n

\n

Earlier this week, the Nationwide Building Society said that UK house prices fell 0.9%m\/m in October, the first monthly decline in 15 months.<\/p>\n<\/div>\n

\n

The drop was the biggest since June 2020, at the height of the pandemic, the mortgage lender said.<\/p>\n<\/div>\n

\n

Nationwide’s chief finance officer Chris Rhodes said the outlook for the housing market is “very uncertain”.<\/p>\n<\/div>\n

\n

Mr. Boulger forecast a 10% to 15% decline in house prices from peak to trough, partly because borrowing has been curtailed.<\/p>\n<\/div>\n

\n

Joanna Elson, chief executive of debt relief organization Money Advice Trust, called for a public awareness campaign to urge people to seek help when they’re struggling to make mortgage payments.<\/p>\n<\/div>\n

\n

She also called for some of the financial assistance requirements to be relaxed for mortgage payment assistance. <\/p>\n<\/div>\n

\n

There is also significant pressure on tenants, who make up the majority of those seeking help from the charity, she told MPs.<\/p>\n<\/div>\n

\n

People tended to prioritize paying for “the roof over their heads,” she said. <\/p>\n<\/div>\n

\n

Figures recently released by the BBC suggest that people under 30 are now spending more than 30% of their wages on rent – a five-year high.<\/p>\n<\/div>\n

\n

Experts said this level of rental costs was prohibitive and warned younger renters could face a difficult winter as costs and energy bills soar.<\/p>\n<\/div>\n","protected":false},"excerpt":{"rendered":"
